How Much Does a Small Plane Cost? The Mistakes That Remain
A used four-seat piston single costs $45,000 to $150,000 to buy in the United States in 2026, and $15,000 to $25,000 a year to keep flying at roughly 100 hours annually. Hangar67's August 2026 price report on the Cessna 172 group puts the average asking price at $139,544 across 104 listings, with a low of $44,950. A Piper Cherokee 180 averages $94,140, and a two-seat Cessna 152 averages $73,025. Fixed costs run $8,400 to $13,400 before a single flight hour: hangar rent, hull and liability insurance, and the annual inspection that 14 CFR 91.409 requires every twelve calendar months. Fuel and engine reserve add about $93 per hour on a mid-time engine.
What the asking price covers, and what it leaves out
These figures come from Hangar67's 2026 price reports, which average active and expired listings over the trailing twelve months.

The hours columns matter more than the price columns. The 172 fleet averages 5,789 airframe hours and 916 on the engine; the Cherokee 180 averages 4,276 and 929. Both engine figures land near 46 percent of the 2,000-hour interval Lycoming recommends, so the average airplane advertised this year carries half an engine inside an airframe decades older.
I date clocks, and I do not fly. One habit carries across: read the movement before you admire the case. A walnut longcase with a convincing 1790 date will happily hold a mass-produced movement dropped in around 1910, and the mounting holes in the seatboard confess it before the seller does. FLYING's marketplace recently listed a 1964 Cherokee 180 at $89,900 with 2,238 airframe hours and a Lycoming O-360-A1A showing 198 hours since major overhaul. A sixty-two-year-old case, a nearly new movement. That is the fact setting the price.
Why the engine, and not the airframe, sets the number
Lycoming publishes its recommended time between overhauls in Service Instruction 1009, currently revision 1009BE. Most O-series engines carry 2,000 hours or 12 years, whichever arrives first. Under Part 91 that interval is advisory: the FAA does not require a private owner to overhaul at TBO, though insurers and the next buyer price engine time carefully.
SI 1009 also carries a condition that changes what the number means. Its intervals apply to engines maintained in compliance with Lycoming's technical publications and applicable airworthiness directives, and do not apply to engines that no longer conform to the type certificate configuration, were built with FAA-PMA parts Lycoming has not approved, or were overhauled by unapproved methods. The 2,000-hour figure belongs to a conforming engine, not automatically to the one bolted into the airplane you are looking at.
The dash number decides the money. Gann Aviation's published overhaul list quotes roughly $31,650 for the O-320 series and prices the O-320-H separately and higher. Flying411 puts a four-cylinder overhaul at $30,000 to $55,000 all in, with removal, hoses and accessories adding $5,000 to $15,000. In clock work the serial stamped on the plate settles arguments the case has been losing for a century; the letter after the dash does the same job here, and decides which quote lands on your bench.
Then check whether the paperwork agrees with the metal. Every major repair and alteration should appear on an FAA Form 337 in the airworthiness file. A 180-horsepower conversion on a 172N changes cruise burn to about 8.3 gallons per hour at 65 percent power and changes which overhaul quote applies. If the airplane wears the conversion and the file holds no 337, that mismatch needs explaining before a price is agreed.
What the airplane costs before you fly it
A T-hangar for a single averages $400 to $600 a month nationally, or $4,800 to $7,200 a year, with the spread running $200 to $800 at most public fields. Bay Area T-hangars pass $1,000, while Columbus Municipal Airport in Indiana publishes $135.00 a month, so the national average is useless for budgeting at your own field. Waitlists in South Florida, the Bay Area and the Northeast corridor run three to seven years.
Insurance is manually underwritten, not calculated. BWI's 2026 renewal data puts piston-single hull rates at 0.9 to 1.3 percent of insured value. Applied to the $139,544 fleet average, 1.1 percent is $1,535, with liability adding $400 to $1,200. The observed band for light singles runs from 0.40 to 2.80 percent of agreed value, and that sevenfold spread tracks pilot total time, ratings and recency far more than the airplane.
The annual inspection is the only one you cannot decline. Under 14 CFR 91.409(a), no person may operate the aircraft unless it has had an annual within the preceding twelve calendar months, with the scope set by Part 43 Appendix D and the signature restricted to an A&P holding an Inspection Authorization. Calendar months are generous in one direction: an annual signed on 5 March 2025 runs through 31 March 2026. Budget $1,500 to $2,200 for the inspection on a 172, $800 to $1,400 on a 150 or Cherokee 140, and $1,500 to $4,000 once squawks are repaired. A&P rates that sat at $85 to $95 an hour three years ago now run $110 to $140.
What one hour costs once the reserves are in it
GlobalAir reported a national average of $7.56 a gallon for 100LL on 7 September 2026, with the FAA Central region cheapest at $6.91 and Alaska highest at $11.43. iFlightPlanner's June 2026 survey of 3,350 FBOs put self-serve at $6.42 against $7.47 full service.
The 172N Pilot's Operating Handbook lists 8.4 gallons per hour at 75 percent power. At the national average that is $63.50 an hour, or $53.93 at a self-serve pump. A Cherokee 180 planned at 10 gallons per hour costs $75.60.
Now the number people leave out. AOPA's guidance on direct operating costs and reserves gives the method plainly: divide the overhaul cost by the manufacturer's TBO, or by the hours remaining on the airplane in front of you. Their worked example runs a $17,000 Skyhawk overhaul against 2,000 hours for $8.50 an hour, then the same airplane at 1,100 hours with a $27,000 reman spread over the 900 hours left, which is $30.00. Propeller reserve is $0.25 an hour fixed pitch, $1.00 constant speed.
Run that against 2026 prices and the fleet average, slowly, because the two answers are not close. A $31,650 overhaul divided by a full 2,000-hour TBO is $15.83 an hour. The average 172 on the market has already flown 916 of those hours, leaving 1,084, and $31,650 divided by 1,084 is $29.20. I ran that division twice before I accepted it. The gap of $13.37 an hour is $1,337 a year at 100 hours, money you are either setting aside now or borrowing later.
Direct cost per hour, then: $63.50 fuel, $29.20 engine reserve, $0.25 propeller reserve. Call it $93.
Owning against renting, a club, or a partnership
Fixed costs do not care whether you fly. Divide the midpoint of that $8,400 to $13,400 range, roughly $10,000, by the hours you actually log, add the $93, and the comparison writes itself.

At 100 hours a year, owning a mid-time 172 outright costs about $193 an hour and renting the same airplane wet costs about $175. The airplane you bought stays the more expensive way to fly until you pass roughly 122 hours annually. That figure is mine, derived above, and it sits inside the 100 to 150 hour breakeven published ownership analyses report. Financing pushes it to about 198 hours. A partnership pulls it to 60 to 80, because halving the hangar, insurance and annual halves the only costs that ignore your logbook.
Three things sit outside this arithmetic: the opportunity cost of capital parked in the airframe, depreciation, and unscheduled maintenance, for which owners commonly hold a further $2,000 to $5,000 a year. Availability, not cost, is the honest argument for owning.
The pre-purchase inspection is a records job before it is a wrench job
AOPA's position: the buyer normally pays, the purchase should be contingent on a satisfactory result, a qualified A&P or Inspection Authorization should examine the engine and logbooks specifically, and a pre-purchase inspection is not an annual. Budget $500 to $1,200 for a fixed-gear single, $750 to $1,200 for a retractable, $1,500 to $3,000 or more for a turbocharged single or a twin, and a full day of shop time. If the seller will not permit one, the inspection has already told you something.
Order the records before you book the mechanic:
- Request the complete aircraft record from the FAA Aircraft Registration Branch at the Civil Aviation Registry in Oklahoma City. Registration documents hold bills of sale and liens; the airworthiness documents hold the Form 337s. The Registry's published fee for one file on CD has been $5.00, and retrievers such as Aerospace Reports supply the same record for $45 inside 24 hours.
- Match the engine data plate, dash suffix included, against the logbook entries and every 337 in the file.
- Compute the engine reserve from hours remaining to TBO, never from the full TBO.
- Compute the airframe's directive exposure. On a Cherokee, that means the wing spar.
- Commission the inspection with an A&P or IA who is not the seller's shop.
- Price the delta between the listing and what the records show, then re-offer.
Step 4 has teeth on the low-wing Pipers. AD 2020-26-16, effective 16 February 2021, covers a long list of PA-28 and PA-32 models and requires calculating factored service hours for each main wing spar, then an eddy current inspection of the lower spar bolt holes at 5,000 factored hours. The formula weights 100-hour inspections alongside total time in service, so an airplane that spent its life instructing accrues exposure faster than its tachometer suggests. The directive followed the in-flight loss of a wing on a PA-28R-201 with 7,691 hours near Daytona Beach on 4 April 2018, from fatigue cracks in a visually inaccessible part of the lower spar cap. Over 2,800 reports have since returned more than 100 positive indications, and on 23 September 2024 the FAA proposed superseding it with repetitive inspections and eventual spar replacement. Piper Owner Society's market guidance for the Cherokee 180 lists engine time, damage history and logbook completeness among the main value drivers, and names the spar directive as an expensive one. On a $94,140 airplane, a spar inspection due in the wrong month is a larger number than the pre-buy that would have found it coming.
